The Active Contracts View is your primary workspace for managing current property transactions. This table displays every active contract with the key transaction details at a glance, so you can quickly search, sort, and act on your deals.

Navigate to the Contracts page from the sidebar. The Active Contracts view loads by default.
Review the table to see all current contracts.
Use the search bar to find specific properties.
Click column headers to sort data.
Use the action buttons to edit or view contracts.
Navigate pages if you have many contracts.
Shows the Contract ID (a unique alphanumeric identifier, e.g. #8N0IP0LJDD), the representation type below it, and the agent profile photo thumbnail. Use it to identify contracts by ID, see the agency relationship at a glance, and reference the ID in documentation.
Representation types explained:
Seller representation: you represent the property seller. This is the listing side; commission comes from the seller, with marketing and sale responsibilities.
Buyer representation: you represent the property buyer. This is the buying side; commission is split with the listing agent, with purchase-negotiation responsibilities.
Both representation: you represent both parties (dual agency). You earn the complete transaction commission but have additional disclosure requirements and must carefully manage the conflict.
Landlord representation: you represent the property owner in a lease transaction. The contract is automatically marked as a lease, so it displays as "Landlord" throughout the app instead of "Seller".
Tenant representation: you represent the renter in a lease transaction. The contract is automatically marked as a lease, so it displays as "Tenant" instead of "Buyer".
Note: For lease contracts, choose Landlord or Tenant representation when creating or editing the contract. The app records the deal as a lease automatically, which ensures the correct labels appear on this table and in the Sales Tracker, and that the lease's under-contract date (rather than a sale closing date) is used for lease timeline logic.
Shows the complete property address: street number and name, city, state, ZIP code, and country (if applicable). Use it to identify properties in your pipeline, verify you have the right one, and sort alphabetically by address.
The date the contract was signed and became active (MM/DD/YYYY). Use it to track how long a property has been under contract, calculate days in contract, and monitor contingency deadlines. Sort to see the oldest contracts first.
Why it matters:
Timeline tracking: know how long a deal has been pending.
Contingency periods: calculate inspection and appraisal deadlines.
Lender requirements: some programs have time limits.
Red-flag identification: contracts open too long may have issues.
The projected or confirmed closing date (MM/DD/YYYY). Use it to monitor upcoming closings, sort to prioritize work, update as dates change (common in real estate), and plan closing coordination.
Best practices:
Update immediately: change the closing date as soon as you know.
Weekly review: sort and review upcoming closings.
Buffer time: plan for potential delays.
Coordinate early: contact all parties well in advance.
The full name of the agent assigned to the contract. Use it to see who's responsible, sort to group contracts by team member, track individual pipelines, and identify workload distribution.
Where the client or contract originated. Use it to track which sources generate the most contracts, analyze ROI, focus marketing on effective channels, and compare closing rates by source.
Common lead sources: Repeat Client, Sphere of Influence, Client Referral, Cold Calling, Open House Lead, Website Lead, Social Media, Outside Referral.
Two icon buttons per contract:
Pencil icon (Edit): opens the contract in edit mode to modify any information, update dates, and save.
Arrow icon (View): opens the full contract details page in read-only mode to review the complete profile.
Click in the "Search by property address..." field at the top of the page.
Begin typing the address; results filter automatically as you type.
Search works with partial addresses and is case-insensitive.
Clear the search to restore the full list.
Tip: Use the street name only for broad results, add the city for specific matches, try the ZIP code for area-based searching, or the property number for an exact match.
Click any column header to sort.
First click sorts ascending (A-Z or earliest first).
Second click sorts descending (Z-A or latest first).
Third click removes sorting.
A sort indicator appears on the active column, and only one column is sorted at a time. Sortable columns: Contract, Property, Under Contract Date, Closing Date (most useful), Agent, and Lead Source.
Common sort uses:
Closing Date (ascending): see which deals close soonest and prioritize closing prep.
Under Contract Date (descending): see newest contracts first and track recent deal flow.
Agent: group contracts by team member to review pipelines and balance workload.
Check the "Page X of Y" indicator at the bottom.
Click Previous or Next to move between pages.
The first and last pages disable the respective buttons.
Use the "Rows per page" dropdown to adjust the display (common options: 10, 25, 50, 100).
Sorting and search persist across pages.
Find the contract in the table.
Click the arrow icon in the Action column.
The full contract page opens with all transaction details, including information not shown in the table (property details, client info, notes).
Use the browser back or close button to return.
Locate the contract and click the pencil icon in the Action column.
The edit form opens with current data.
Make your changes. Common edits: update the closing date, change the agent assignment, add notes, update contact information.
Click Save or Update. A confirmation message appears and the table updates.
Daily management: review active contracts each morning, sort by closing date to see priorities, update changed closing dates immediately, check for expired contingencies, and follow up on pending items.
Weekly pipeline review: sort by closing date, review the next 2-4 weeks of closings, verify all parties are coordinated, confirm appointments, and check for potential delays.
Organization: use search to find contracts fast, sort by closing date for priority management, group by agent for team meetings, and track days in contract to spot problems.
Data accuracy: keep closing dates and agent assignments current, verify addresses are complete, ensure representation type is correct, and document issues in notes.
Contracts not appearing in the table: confirm you're on Active Contracts (not Archived), clear any search filters, check pagination, verify contracts weren't accidentally archived, then refresh.
Search not working: try different or partial search terms, remove special characters, then refresh and clear the browser cache.
Cannot edit a contract: confirm you have edit permissions and are clicking the pencil (not arrow) icon, check whether the contract is locked by another user, refresh, and contact your admin if a permissions issue persists.
Sort not working: clear any active filters, click the column header again, refresh, then clear the browser cache.
Closing dates showing incorrectly: verify date format and timezone settings, confirm dates were entered correctly, refresh, and edit the contract to verify the saved date.
Pagination buttons disabled: "Previous" is disabled on page 1 and "Next" on the last page (both expected). If both are disabled, you have a single page of results.
Note: For most display glitches, the quickest fixes are to refresh the page, clear your browser cache, try another browser, and confirm your permissions.
How many contracts appear per page? The default is typically 10. Use the "Rows per page" dropdown to show 25, 50, or 100.
Can I change the number of contracts displayed? Yes, use the "Rows per page" dropdown at the bottom of the table.
What happens when a contract closes? Update the contract status to move it to the Archived Contracts section for historical reference.
How do I know if a closing date has changed? Update the closing date manually when you're notified of the change. Set calendar reminders to check.
Can I bulk edit multiple contracts? Check for bulk action checkboxes. If they aren't available, contact support about bulk editing.
How long should a contract stay under contract? Typically 30-45 days, but it varies by market, property type, and financing. Longer periods may indicate issues.
What does "both representation" mean? Dual agency, where the same agent or brokerage represents both buyer and seller in the transaction.
Can I see contracts by other agents? It depends on your role and permissions. Team leaders typically see all team contracts; individual agents may see only their own.
Why do some contracts have different representation types? Because it depends on who you represent in each deal: you might represent the seller in one and the buyer in another, or the landlord or tenant in a lease.
Can I export the contracts table? Look for an export button. If it isn't visible, contact support about export functionality.
How do I know which contracts are at risk of falling through? Look for very long under-contract periods or frequently changed closing dates, and add notes about issues.
What if a contract has no closing date yet? Enter an estimated closing date and update it once the actual date is determined.
